Inventory and Schedule of Condition

A inventory is thoroughly carried out by the inventory clerk, who uses there eye for details to make an adequate description of the property contents and their state. A comprehensive, in-depth inventory report that outlines the condition of your property before tenancy begins. Ideal for landlords, letting agents and HMO managers to ensure clear, accurate documentation.

Inventory and Check-In

Our comprehensive check-in report documents the property's condition at the start of the tenancy. This ensures peace of mind for both landlords and tenants from day one. We will contact the tenant and arrange to meet them at the property and check them into the property. Our Clerk will arrive at the property on time to first carry out the inventory, ready to meet the tenant.

Midterm/Interim Inspections

We carry out midterm inspections to ensure that properties are maintained to a high standard throughout the tenancy. These are normally conducted on a quarterly basis and encourage the tenant to maintain the property in good order. The sooner an issue is recognised and bought to the landlord’s attention, the faster it can be resolved. This minimises any hostility between all parties as issues can be addressed sooner rather than later.

Checkout Report

Our checkout inspection helps you determine whether there have been any changes or damages to the property during the tenancy. This ensures transparency and fairness in the deposit process. All items and areas are checked and re-photographed making it easy to see whether any maintenance, cleaning or redecoration is required prior to the next tenancy. At the Check Out we will also take a record of the closing meter readings if meters are accessible, take photographs and will collect all keys from the Tenant and compare them to the keys issued at the Check In to ascertain any liability for loss or damage.​
